CLIENT – ORIGINAL POSITIONING

Ackerbou Construction is a residential property developer in the eastern suburbs of Pretoria since 2003.

It went well in the period before 2008, whereafter the property development sector collapsed. In the good tomes, all excess cash was used to develop a Wedding venue with a four star hotel, conference centre and office accommadation. After 2008, the company went in a decline phase with high costs of land ownership.

This client was a few days away from a liquidation auction. An application was lodged for a business rescue between Christmas and New year of 2011. Negotiations started with ABSA, Standard Bank and other smaller affected parties to propose a way forward.

BUSINESS CHALLENGES

 

The buisiness was technically insolvent with more than R 12mil in creditors and almost no cashflow between two companies in a Holding Copmany structure. Holding cost for land was too high and banks were not prepared to offer finance for buyers. It was almost a helpless case to solve.

COACHING APPROACH

 

The immediate focus was to propose a business case where there would be a moratorium on any further legal proceedings. After a propoer analysis, we could show the banks that this was indeed a rescuable business.

After carefull analysis, an ambitious business case was presentad at the creditors meeting and accepted by all creditors.

We were looking for a buyer for the Wedding venue company while gearing up to at least operate at break even. As for the constuction company, the key was not to own any land.

Management structures and marketing methods and stategies were introduced to achieve at least a breakeven in both companies.

In order to ensure results were achieved and monitored, Fergus introduced the ActionCOACH metodology to ensure goals were met and managemnet were kept accountable.

BUSINESS RESULTS

 

It is expected to have the Business rescue removed by February 2014. This spectacular recovery was remarkable because it is the first Business rescue for ABSA where all the creditors got all their money back, although delayed. New contracts to the value of R 37 mil was concluded with a waiting list for new potential home owners to have their dream house build.

The challenges were 4 fold:

1.A very energetic business owner with a complete passion for training, but absolutely no business experience and totally disorganised.

2.Very little capital, however, backed by an investor that held R 1.3milion at security. New instructors from all ages as well as very little real experience in the field. Only the owner held all the experience

3.There were no product available in the market that could act as training platform, however, certain products were re written to provide a new fresh approach to the industry we focussed in.

4.There were loads of ideas, visions and dreams, however, there were no goals, strategies or any structure in place to accommodate the demand of a big business approach. We needed to get Vat no, contractor packs and many other employee aspects in place that would only then allow us to contract with our client.

The coaching started slow and there was a lot I had to understand, not alwys understanding why it was necessary. Then the process started unfold, once I was hooked on the 7 steps. Then only did Fergus started working with me and even though we skipped certain aspects, the one thing we did was the 90 days, default diary for me does not work at all, still does not.

The next step was financial planning gin terms for budget vs actual.

This I now follow religiously.
